EGYPT – Golden Pillars Developments has introduced Swar, a pioneering commercial-hospitality complex in New Shorouk City, featuring a 10,000 sqm mall and 150-room hotel, as part of its EGP 15 billion (US$300m) real estate portfolio targeting Egypt’s hospitality surge.

Phased delivery by 2028 offers flexible payments, positioning Swar as Shorouk’s first such venture.

Strategic Location and Market Demand

New Shorouk’s academic hub, home to British University in Egypt, French University, Shorouk Academy, and international schools, drives year-round demand for hotel studios and rentals.

Market analysis reveals a 250,000-room shortfall to support tourism growth over four years.

Chairperson Magdy Saad emphasized supply-demand gaps in hospitality, selecting prime Suez Road sites for high-potential returns.

Integrated Design and Operations

Swar blends retail, dining, and accommodations with global hotel brand management and specialized commercial operators, ensuring quality and investment security.

Negotiations with leading brands leverage distinctive architecture and location.

CEO Ayman Mohamed highlighted flexible units for academics, visitors, and professionals, filling Shorouk’s hospitality void.

Golden Pillars Developments recorded a remarkable doubling in business performance in 2025 with EGP 1.1 billion (US$35 million) in sales, propelled by projects in New Cairo, Sheikh Zayed, 6th of October City, and the New Administrative Capital.

Their portfolio includes mixed-use developments, medical complexes like Tadawy Medical City in MU23, and high-end commercial centers.

The company leverages strategic partnerships for sustainable constructions, including consultancy from Dr. Tamer Hanafy and eco-focused engineering from BEC.

Golden Pillars also operates and manages facilities such as the Tadawy International Hospital, ensuring operational excellence alongside construction.

Ongoing projects such as Sky Plaza Mall in Shorouk and residential ventures in Ras Sedr underline the company’s emphasis on comprehensive urban development addressing residential, commercial, and healthcare needs.
