Central Hotels & Resorts achieves 98% peak occupancy in early 2025, driven by Dubai portfolio strength

The group’s three Dubai-based properties, Royal Central Hotel The Palm, C Central Resort The Palm, and Canal Central Hotel Business Bay, have all contributed to this achievement.

UAE – Central Hotels & Resorts, one of the fastest-growing hospitality management companies in the UAE, has reported a highly successful first half of 2025, highlighted by a peak occupancy rate of 98% in February.

This performance marks one of the strongest periods since the brand’s establishment and reflects growing demand from both international and regional markets.

The group’s three Dubai-based properties, Royal Central Hotel The Palm, C Central Resort The Palm, and Canal Central Hotel Business Bay, have all contributed to this achievement.

Their combined success is attributed to strategic marketing campaigns, a well-balanced mix of business and leisure guests, and the ability to quickly adapt offers to market needs.

Abdulla Al Abdulla, Chief Operating Officer and Group General Manager of Central Hotels & Resorts, noted that the first half of the year has been encouraging and rewarding.

From January through April, the properties maintained consistently high occupancy, fueled by strong interest from key feeder markets such as the United Kingdom, Germany, Saudi Arabia, CIS countries, and the UAE.

The return of major citywide exhibitions also played a significant role, particularly boosting business travel to the Canal Central Hotel in Business Bay.

Leisure demand showed healthy growth, especially at the Palm Jumeirah properties, where families, couples, and solo travelers were attracted by seasonal promotions like the Limited Time Deal and Getaway Deal.

These offers provided attractive rates and value-added benefits during peak and shoulder periods, contributing to the robust occupancy figures.

The group’s portfolio benefits from a strategic synergy of locations and guest segmentation.

While the Business Bay hotel sees strong weekday bookings from corporate clients and exhibition attendees, the Palm-based resorts capitalize on Dubai’s appeal as a sun-and-sea destination, particularly among European and GCC visitors.

The average guest stay ranged from three to seven nights, with many opting for short breaks or midweek escapes.

Looking forward, Central Hotels & Resorts has launched winter-themed packages targeting UAE National Day, the festive season, and New Year’s Eve, with early bookings indicating positive momentum.

Abdulla expressed confidence that the group will maintain its upward trajectory throughout 2025, emphasizing a commitment to innovation, guest satisfaction, and supporting Dubai’s vision as a leading global destination.
