Grand Hôtel des Bains in Venice set for US$232M revival as modern luxury resort

Plans include upgrading guest accommodations, revitalizing event spaces, and creating new leisure facilities that meet the expectations of today’s discerning luxury travelers.

ITALY – A major revival is underway for the iconic Grand Hôtel des Bains in Venice, marking the beginning of its transformation into a contemporary luxury resort through a €200 million (US$232 million) investment led by Italian developer COIMA and Abu Dhabi-based Eagle Hills.

This landmark initiative follows the strategic acquisition of the hotel’s legacy debt and establishes a partnership between Italian and international investors dedicated to restoring the Belle Époque-era property, which has remained shuttered for over fifteen years.

Originally opened around 1900, the Grand Hôtel des Bains is a historic symbol of Venetian elegance and cultural heritage.

Its closure since 2010 left a significant gap in Venice’s luxury hospitality landscape.

The new project aims not only to revive the hotel’s architectural grandeur but also to enhance the surrounding public spaces on the Lido, contributing to the regeneration of this important area that hosts the renowned Venice Film Festival.

The restoration will carefully preserve the hotel’s historic character while introducing modern amenities and sustainable design principles.

Plans include upgrading guest accommodations, revitalizing event spaces, and creating new leisure facilities that meet the expectations of today’s discerning luxury travelers.

The project also emphasizes environmental responsibility, aligning with broader goals to boost sustainable tourism in Venice.

COIMA’s CEO, Manfredi Catella, and Eagle Hills’ Chairman Mohamed Alabbar have expressed their commitment to a sensitive yet forward-looking restoration that honors the hotel’s legacy while positioning it as a premier destination for high-end hospitality.

The partnership reflects a growing trend of cross-border collaboration in luxury real estate investment, combining local expertise with global vision.

Beyond the hotel itself, the initiative is expected to stimulate economic activity and tourism development on the Lido, reinforcing Italy’s reputation as a top-tier destination for luxury travelers.

The project also aims to support the preservation of Venice’s unique cultural identity amid increasing visitor numbers and evolving tourism dynamics.

With construction set to begin promptly in coordination with local authorities, the Grand Hôtel des Bains revival represents more than a renovation, it is a renaissance of European heritage and a bold statement of confidence in Venice’s future as a world-class luxury resort city.
