
QATAR – Qatar Tourism has reported a surge in tourist arrivals in 2024, significantly enhancing hotel performance and boosting the hospitality real estate sector.
Qatar’s hospitality sector has reached record levels, with the total number of hotel keys rising to 40,405 by the end of 2024, following an increase of 1,240 keys during the year.
According to Cushman and Wakefield, the market remains dominated by luxury hotels, reflecting a continued emphasis on high-end accommodations.
Qatar Tourism reports that 5-star hotels account for 19,410 rooms, while only 3,038 rooms fall under the 3-star or below category.
Additionally, there are 9,925 hotel apartments in the country, with over 80% classified as ‘Deluxe’ and many integrated into 5-star hotel establishments.
Despite a slowdown in new developments, notable additions to the hotel supply in 2024 included The OQ Hotel in Lusail and West Walk Retaj Hotel in Al Waab.
Tourist arrivals in Qatar surpassed five million for the first time in 2024, marking a 28% increase from the previous record of 3.9 million in 2023.
The GCC contributed 41 percent of the 5.08 million visitors, while 23% originated from Europe. Notably, 37% of arrivals were by road, underscoring Saudi Arabia’s status as Qatar’s largest tourist source market.
The surge in visitor numbers, combined with a slowdown in new hotel openings, has positively influenced hotel sector performance.
According to STR Global’s Hotel Industry Performance Report, Q4 occupancy rates climbed to 77 percent, up from 69% in the same period of 2023.
This improvement contributed to an overall hotel occupancy rate of 69% for 2024, compared to 58% in the previous year.
Rising visitor numbers and higher occupancy rates have driven up the Average Daily Rate (ADR) for hotel rooms, reversing a downward trend seen between 2015 and 2022 amid increased hotel supply.
The ADR for Q4 stood at QR463, reflecting a 12% year-on-year increase, according to STR Global.
The improved hotel performance highlights the success of Qatar Tourism’s international marketing campaign post-World Cup and the country’s growing prominence as a host for major business and leisure events.
Qatar’s reputation as a global destination continues to strengthen, bolstered by high-profile events such as the FIFA World Cup, Geneva International Motor Show, Formula 1, Web Summit, and the Qatar Economic Forum.
