Marriott’s Edition brand set for Nashville following US$371.5M investment by Tidal

Nashville’s hospitality market, driven by strong leisure demand, a thriving music and entertainment sector, and corporate relocation make it a strategic location for a branded luxury project.

USA – The development of the new Nashville Edition, under Marriott International’s Edition flag, has moved forward with construction after investment group Tidal secured US$371.5 million in financing for the development. 

Ian Schrage, in partnership with Marriott International, founded the Marriott Edition Hotels which is a Luxury Lifestyle brand designed as an “anti-hotel chain” with a modern, minimalist aesthetic.  

The Nashville Edition is a 28-story tower planned for Nashville’s Gulch neighborhood, one of the city’s fastest-growing mixed-use districts. 

Funding was provided by Madison Realty Capital and KSL Capital Partners, with commercial real estate advisory firm Walker & Dunlop arranging the transaction.  

It will comprise 261 guest rooms and 84 branded residential units blending hospitality and high-end urban living within a single vertical development. The project will reflect the Marriott’s Edition brand, known for combining boutique-style design with the operational scale of a global hotel group. 

Beyond accommodation, the development is positioned as a lifestyle destination. Plans include multiple chef-led restaurant and bar concepts, a full-service spa, a golf simulator, dedicated meetings and events space, and a rooftop pool and bar offering views of the Nashville skyline.  

This mix of amenities reflects a broader trend in luxury hospitality toward experiential offerings that appeal to both travelers and residents.

The Gulch neighborhood has particularly evolved into a high-density urban hub characterized by upscale residential towers, retail outlets and dining venues. 

According to Keith Kurland, Senior Managing Director at Walker & Dunlop, The Nashville Edition is expected to “fill a clear gap in the market” for elevated hospitality and residential experiences in the city. 

The combination of hotels and residences under a globally recognized luxury brand is designed to capture demand from both affluent travelers and buyers seeking branded urban living 

With financing now secured, the project adds further momentum to Nashville’s evolving skyline and signals continued investor confidence in the city’s long-term hospitality and residential growth prospect
